Excluding parking is the most accurate way to benchmark a building.
If your parking energy is included in your property's master meter, you'll need to subtract this parking energy usage from your property's total energy use. You can either:
- Do the math outside of Portfolio Manager (total energy - parking energy = building energy)
- Enter a 2nd meter for parking and add negative entries. This way is our preferred method, especially for certification because we like to see the math.
Also, make sure you:
- do not include your Parking GFA in your Property GFA.
- do not create a Property Use for parking -OR- if you start submetering after you've been benchmarking for a while, then "update" the Parking Property Use's Gross Floor Area (GFA) to zero on the date you start submetering)
