What is the National Median? Follow

The National Median is the median, or mid-point, reference point for your property based on the Commercial Building Energy Consumption Survey (CBECS)*. The National Median is a useful benchmark: 50% of properties perform below the Median, and 50% perform above the Median.

The National Median is calculated differently depending on your property type:

  • If your property has an ENERGY STAR score, the National Median Source EUI is:
    • The actual Source EUI that would give your property an ENERGY STAR score of 50
    • Adjusted for:
      • Your building’s size (Gross Floor Area)
      • Your Use Details (Weekly Hours, Number of Workers, etc.)
      • Your weather (extremely hot summer/cold winter)
      • Your climate (Maine vs. Florida)
      • Your building’s fuel mix
  • If your property does not have an ENERGY STAR score, the National Median Source EUI is:
    • The median Source EUI value from CBECS for your specific property type (ex: library)
    • Adjusted to your individual building for:
      • Your building’s size (Gross Floor Area)
      • Your building’s fuel mix
    • But Not Adjusted for :
      • Your Use Details (hours, workers, PCs)
      • Your weather (extremely hot summer/cold winter)
      • Your climate (Maine vs. Florida)
    • The best point of comparison against “like properties” for building types without a score
    • Based on the full population from CBECS, which includes buildings in all climates (warm and cold) and with all kinds of operation (long and short hours, etc).

There are several National Median metrics in Portfolio Manager:

  • National Median Site Energy Use (kBtu)
  • National Median Source Energy Use (kBtu)
  • National Median Site EUI (kBtu/ft²)
  • National Median Source EUI (kBtu/ft²)
  • National Median Energy Cost ($)
  • National Median Total GHG Emissions (Metric Tons CO2e)

* There are 3 exceptions where the National Median is not based on CBECS data: Multifamily, Data Centers, and Wastewater. CBECS does not have a National Median for these 3 property types. Their Medians are based on their survey data (which was not CBECS).
